    Well, most of the time really, but occasionally he does make a sensible comment.

    It's absolute nonsense when you think about it.

    How much would the right piece of land cost ? Upwards of a million ? How much would the development cost be ?

    Sedberg Leisure Complex that effectively replaced Richard Dunn's, cost £17.5 million and I doubt we would want anything too dissimilar to that to match what we currently have.

    Even without interest, the cost of repayment of capital on that sum would be £350,000 a year over 50 years. Banks don't generally give commercial mortgage out over 50 years and charge around 7% interest on them. That's £122,500 a year in interest alone. Total cost approaching £500,000 per annum.

    Or does he really believe Rupp should find £17.5 million and build us a training facility just so we have "assets" he can later cash in on (at a profit) ?

    Every pound we spend on physical, realisable assets increases our potential sale price by the same amount. If, as he often spouts, he wants rid of Rupp because he is a "dancer" then buying/ building/ spending on assets such as a training ground is the worst thing we can do.

    In a previous life, I believe @wetherbywhaler@wetherbywhaler was the head honcho in charge of property and facilities for Morrisons, if he (as a man with experience in that field) is happy with the way we do things, and happy to vouch for the quality of the facility and the fact we are paying a reasonable amount for it, then I'll take that all day over someone who operates a car wash (or series of car washes) from otherwise derelict pieces of land.

    I'd be very interested to know what facilities Gillingham have behind the scenes to make up for an away stand which is basically chairs bolted to scaffolding and running boards!

    So almost 3.5 times the rent on the Stadium as I calculate it. £140k per month equals £1.68 million per annum. What a joker you are Fordy.

    Look at the accounts for Woodhouse Grove, there isn't room in their turnover for us to possibly be paying £1,400,000 per annum in rent. (and that allows for two months off in Summer).

    Look at Bradford City's 2021 accounts, the total cost in that for "operating Lease & rentals (Land & Buildings)" is £434,489, which I assume also includes the cost of leasing the Stadium.

    If we assume we pay £350,000 for the stadium (as often quoted) then the rent for everything else we rent or lease in this are is £84,489. That alone is about 60% of what we would pay on a commercial bank loan to build what we would need.

    There is a separate line in the accounts for "Stadium Costs", which halved in 2021 due to Covid, and isn't big enough to include the rent.

    On that basis, the figures you quote are absolute trash. It took me five minutes to find this information, you've been floundering for days with unsubstantiated figures & claims.

    If you are going to make claims, back them up with facts.

    I admire your ambition for the club, I really do but you need to pause for a second and think about what level of investment that will take and balance that against where we are as a club right now.

    Bradford City are in League 2 - in case you have forgotten - and draw in a modest income from playing at this level. Any investment at this time really needs to be focused on the playing squad and the management and staff needed to support it. We have a decent ground and decent training facilities none of which hamper the club to the point it cripples it financially.

    Get things right on the pitch and we move up the divisions consolidating in the Championship at the least, then and only then should we be thinking about acquiring land and assets - including the stadium.

    It's a medium to longer- term objective. The fascination of investing millions in such things at this stage is certainly not a priority. Let's get it right on the pitch first. The club can then begin to deliver on a strategy of building up its assets for future security and income generation.
