2027. So the time to drive a hard bargain is now, or get our sh*t together if we haven't already.

There is a new 25 year lease offer for the ground from Gordon Gibbs pension fund to the club on the table.

4 years I think but on the flip side what are the pension fund going to do with it with us as tenants. What is currently an asset earning income on their balance sheet suddenly becomes a cost to them to keep secured and maintained, never minded the huge costs to dismantle and sell

Is that the roll over option? or a new offer?

To late to start the process to build a new ground elsewhere and get in for when we have to leave VP

Well, it is if we don't have a credible plan in our back pocket. Which we won't.

If we had a plan we wouldn't be starting the process. Planning alone for such a scheme would be at least 12 months, longer if appeals. Everton design for their new ground was agreed over 4 years now and that was over 2 years into the process, they dont move in for another 18 months.

I would suggest that Rupp is not actively looking to sell. He is probably happy to sell if the right deal comes along but isn't wanting to spend anything chasing a sale as it isn't currently costing him much/anything and he has probably accepted that he is not getting the cash back in the short terrm

I agree, he’s not actively looking to sell. That takes a degree of interest and effort.

82nd out of 92 league clubs. Losing players to the likes of Carlisle and Exeter (apparently), young players who can’t get a game here rip it up elsewhere, a stream of managers while we flip flop between playing styles, an obvious lack of strategy, no sense of ambition or investment, an owner who’s absent in every sense of the word, a novice CEO, losing regularly to clubs who were in the non-leagues for most of their existence until the last couple of years.

Has there ever been a more depressing time to be a City fan?

Notice how 4 of the teams in top 7 have been promoted from non league in the last few seasons, even the likes of Harrogate and batshit crazy Crawley regularly beat us?

I've posted on this several times before but don't mind doing again.
The current Lease expires June 2028. Under Landlord and Tenant Statute Law, the Landlord (Trustees of the Flamingoland Pension Fund) is obliged to offer a new Lease to the Tenant on the same terms as the expiring Lease, save for the level of rent payable which can be higher or lower than the rent being paid at the end of the old Lease (usually by negotiation). The time for offering the new Lease is set out in the existing Lease which imposes other conditions on the Tenant to comply with if the offer of a new Lease is not to be taken up.
It's a simple and straightforward as that.

Thanks so FL have to at least offer a new lease but the rent is negotiable £ up or down and obviously has to be agreed by both parties.

As Ryan has started communication with Gordon Gibb I would be surprised if the lease has not been discussed.
