Sounds good, but it was actually quite risky. Had the club gone into liquidation after day five years, that would mean Gibb's pension fund would get four years at 12%, but then nothing, and would end up with an asset that could well have been worthless. In the event of the club going out of existence the stadium could have been bulldozed and used as a brownfield site, but brownfield land in Bradford is plentiful and cheap.

It isn't as though Valley Parade is prime real estate.

So, on first glance the returns might seem very attractive, but there was a lot of risk involved.

Luckily for Gibb's pension fund they've had sufficient years of rental income to make it a good ROI even if the property/land did end up being worthless in 10 years time - although at that point it could become a liability that would require considerable maintenance and/or huge expense to demolish.

I posted that there was a rent rise every 5 years, unfortunatly apart from the figure I posted I did not know how that rent rise was calculated, so I could not provide the details hence my comment about other posters maybe able to help.

I've been one of the biggest opponents of how Rahic has done things to date. I still have big concerns over how he asserts his authority within the club and some of the decisions he makes. But honestly, 90% of my concerns centre around player recruitment. All I've wanted is for us to sign good players - accept there's a level of cost, show some measured ambition and management of acceptable financial risk and build a good side. O'Donnell, Akpan, Payne. Quality signings. Riley, Isherwood and Wood, have promise, as do Miller and Seedorf. Add someone like Doyle, keep or replace Wyke as best we possibly can, sign a steady backup keeper and we're good to go this season.

I think we need another striker anyway. If Wyke leaves, its two. Unless a couple from Jones, McCartan and Miller really step up, we're short. Bruenker isn't good enough.

Good post @Faithful Bantam yes as you say player recruitment looks OK, my concern is are our coaches up to it, they are as some of the players untried at this level.

I take this as positive. No need to make enemies with anyone. Always try and err on the side of building and maintaining positive relationships
