    So £36,000K a month rising to around £41,000 a month.

    Even that figure would be more than I'd have expected to pay per month, remembering the club has nothing if and when we find our own training facilities its all on site at Woodhouse Grove for their sole use.

    Fairly sure i remember Sparks saying around the time the athletic article came out that theres a lot of terms depending on what division we are in but regardless of division, every 5 years the rent goes up by a certain percentage, might well say that in the athletic article, I dont have my trial sub anymore. I think the lease is up in summer 2028 from memory? If we are still L1/2 in 6 years time, there is no way we can entertain re-negotiate on terms which by then may be nearing £600K a season in rent, unless whoever sponsors by that time is willing to pay towards.

    The article states 2.5% annual increase, implemented every 5 years. 2028 is the correct date. The club has the opportunity to extend for 25 years.
    Wonder if the club will go for the staggered rental payments, dependant on what division we are in.
    I believe JR was offered this at the time but declined it.

    Are you talking about stadium rent I wasnt aware the training facilities were league based maybe @wetherbywhaler@wetherbywhaler could give us the correct information, with regards the traing facilities.

    Negotiation wise we don't have much say as their are no alternatives. I think the likelyhood in the years now leading up to the end of the lease is that the pension fund would be open to some sort of deal in buying the stadium. The infrastructure is ageing now, could well be that they would rather see the problems of prolonged maintenance handed over to a new owner?

    Aren't we also responsible for the maintenance as well as paying rent?

    Depends on how much the land its built on is worth. Judging by the surrounding area I’d say not a lot.

    Agree although Ryan's does say he's in contact with Gordon Gibb I can't see how the Flamingo Pension fund trustees could reduce the rent.
    I believe they are bound by law to get the best return for their asset, unless Gibb is prepared sell, as has been quoted previously as we moved up the leagues the rent becomes less of a problem over to you Mr Hughes.

    We have to have other options ready for 2028, so at least we can be prepared to walk away.
    That's how we'll get the best deal on a new lease. Maybe that's the motivation for our meetings with the council.
    The other option is Rupp buys the stadium.

    There has to be at least a Plan B in place by 2027 in all honesty, to at least give us some hand in the negotiations. Regardless of sentiment or history. If we are still a fourth tier side by then, these commercial leases at the rate they will be at renewal time, tied along with growing player wages at the lower levels are just going to kill any attempt at moving the club forward. If we somehow have made our way to the Championship, it's barely noticeable. Big 3 or 4 season ahead not just in terms of on the pitch, but also to give the club some financial future. If not, we'll be banking on earthing out a few gems in the youth squad to flog on or Rupp buying the ground, but given he's been the owner for over 6 years and it nothing seems to have been moved forward, i'm not holding my breath on that happening.

    As someone said in posts above, the ground is in need of some repairs and TLC in many areas now which is also a cost to us. There's also a potential cost we'd have to pay if we want to go along with the safe standing areas that some clubs are taking up. On the city vent podcast with Posh owner, he said they developed a standing area in one of their stands that holds 2,000 fans so they could use the old stand in the championship next time they go up. To re-coop the costs the are selling old seats and bits that they took out to fans to try bring the cost down. But just on an old small stand like that have, the net cost at the minute for their 2,000 stand to become safe standing was £500K. Hoping to bring it down to around a net of £150K if fans buy old bits of the stand.

    And the clock is ticking. If we do choose to go down the new stadium route, we'd need 4-5 years from starting the discussions, finding a site, dealing with the planning issues, designing the facilities, putting the finance in place, constructing the stadium and commissioning it in readiness for when the lease terminates in 2028. The later we leave it, the lower our negotiating position becomes.

    Personally, I don't see that happening .. unless somebody has a spare £50m to donate to the club!

    Why would they reduce it? Bradford City aren't a charity and as you say there are laws in place regarding pension funds and the like. Gibb had us by the goolies, it's why he's such a successful businessman.

    IMO we need a new stadium. VP needs millions spending on it. Its a very shabby looking stadium and as ive mentioned before it is in a really unsightly area. There is nothing of note around it. Its crap for away fans. The litter and general mess around that area is a disgrace. There is no good alternative parking options.

    I know full well that a new stadium will be in the tens of millions and that money isnt available but IMO its what we need. Sooner or later we have to look to move.
