    Birmingham city haven’t been outside the top 2 leagues for 20 years and were in the PL just 10 years ago. I’d imagine their lease was agreed to reflect that. When we need to renew our lease for VP if it doesn’t reflect the division we are in and the income we have then we SHOULD consider ALL other options. That has been my point all along this thread. Staying at VP does not have to be the ONLY option.

    That's what negotiations are for and will be part of the talks when it comes to that time. But, as we've been trying to explain, we don't come to the table with a very good hand. If you are trying to call someone's bluff you need to give them doubt in their mind that there is another option on the table. If the bluff is another stadium then there needs to be proof of potential investment, probably including the local authority and also plans of the proposed stadium, locations etc. If the bluff is to play elsewhere then the potential venue has to match the requirements of the club in terms of capacity and commercial and hospitality facilities. It also needs to be within reachable distance for your fan base and the cost needs to take into acccount potential loss in revenue from the drop off in crowds sponsorship etc. If after all that the only realistic option is Valley Parade then you need to look at how a lease will be potentially better for you, for example a lease cost based on divisional status as you mentioned. But, we have to remember Gibb holds the trump card of the stadium and the only other long term solution might be to look at purchasing the ground back.
    But Gibb will know the figures inside out and it won't come cheap. Even then that's only if a business consortium can come up with the money.

    Ive never said there weren't alternatives but on a betting scale its odds on we sign a new lease at Valley Parade.

    There’s absolutely no way I’d wish to leave VP lightly but if the sacrifice is that we leave temporarily and let it sit there empty, rotting and generating zero income for Flamingo Land then however hard that will be for fans, if the end game is we acquire VP back cheaper a few years later then surely that has to be considered.
    Just what do you think Gibb would do with VP if we left?
    Sell it? No
    Move another tenant in ? No
    Demolish it? No

    it’ll sit there doing nothing until the advantage is back with us.

    Nothing to say we couldn't do exactly as you say. But then what's the back up plan? Where are we going and for how long? When are we planning to come back to Bradford? What happens if Gibb says sod it, pull Valley Parade down and we'll auction the land off, I've made my money anyway.
    Walking away need a tangible plan.

    Irrelevant. They ground was bought last year by their owner and is leased back to them. Has nothing at all to do with what division they are in, the comparison is size. A football ground's value and lease is based on the land it's built on and going commercial rent, not what division they play in.

    That's like saying if M&S wanted the same shop as Poundworld the rent to them would be more because they are a better class of retailer.

    Do you honestly believe that either party would allow that to happen. Valley parade isn't just a football ground, it's a shrine to 56 people. There is no way the club would allow it to fall into dereliction just to spite the owner (which I remind you again is FLPF not Gordon Gibb as you keep stating).

    Neither would a pension fund, with a tangible asset, allow it to become a white elephant to them, costing money for security and potential law suits if someone got in and injured themselves.

    We walk away and they would have it torn down and sold within 12 months.

    Sell it to who? As previously stated, the land is worth very little in the area it’s in.
    So going back to your theory that rental prices are dictated by location and value old land, is £500k a year a fair price??

    Yes, because we're paying rent for a 25k seater football stadium, not the land it's built on. It may not be a prime building location (although I'm sure it's worth more than some think to build houses on for the local Asian population) but it's in a good position for a football ground - near bus and train routes, with plenty of nearby places to eat and drink. The ground is not the cause of our recent woes. Leaving it would not be the solution to our problems and could potentially make them much worse.

    Unless we know the DETAIL of the rental agreement one may not know. Commercially privileged information I would imagine.

    There is little we as fans can do how long does it take for you to understand, if Rupp won't fund the club we as a club can only work with the finance generated ie season tickets, merchandise, hospitality, food & drink, sponsorship, 1903 club, priority card, but the sort of finance to give us that boost in January has to come from Rupp.

    I reckon if that land we're cleared you could get 40 houses on it at £150,000 a pop and they would sell to the Bangladesh community in no time. It has value, irrespective of what some think.

    I don't disagree but surely this sort of huge scale change needs at least 10 to 15 years to judge whether it's more beneficial or not?
