    Yes, BMDC are the "freeholder" and the RFL the "leaseholder. Effectively BMDC own the land it is built on and RFL can use it within the terms of the lease - the same situation as us with FLPP.

    Not sure if the Bulls pay anything to RFL as tenants and any plans for a rebuild/ refurb would need the permission of both BMDC and RFL to proceed.

    I don’t believe it’s anything like that, the Bulls and Stock cars would struggle to pay £170 never mind £170,000. According to the article in T&A they pay a peppercorn rent to Bradford council which will be a pittance.

    Ok I was wrong it's £125k per anum split between the two so not a pittance

    In addition to the Bulls, Odsal Motorsport Ltd has a licence running until 2041, allowing them to host up to 20 events per annum. The current combined income from the two occupiers is approximately £125,000 per annum.

    I think the peppercorn rent is in terms of the leaseholder, much akin to the scenario with new builds now where you buy and own the house outright however there is still ground rent to pay.

    At the end it was the RFL as leaseholders who were paying the peppercorn rent whilst raking in £120k per year via subletting to the bulls and stock cars.

    The reason they want shut, despite the cushy number, is that soon they are going to be responsible for some serious upkeep issues. Bulls and stock cars do the very minor stuff but there is currently a lot of remedial work to do

    Neither will pay anything directly to BDMC. They are tenants of thr RFL. The RFL will pay BDMC and the Bulls will pay a massively subsidised rent to the RFL

    Well spotted Karl. Licence to 2041!!, which idiot in the Council granted that, it condemns any meaningful redevelopment to the bin unless big compensation for loss of facilities is paid out.

    Odsal has a wonderful history and is one of the jewels in the crown of the city of Bradford.

    Why would the council be involved. They lease the ground to the RFL, who they sub let it to after that is nothing to do with the council

    I know Bradford is on its knees but even I, as a defended of my home town, wouldn't list Odsal as a jewel in the crown. The City Park would be above it on the list

    In the more recent reports Bradford seems to have disappeared from the list of councils about to go bust

    not being funny but they planned this back
    In the 80s too - modelled on the astrodome in Houston - they’d be better spending the money on developing Richard Dunn into an elite sports training and rehab centre

    Because any sun letting requires the consent of the Head Landlord any any diligent Landlord, the Council, would / should realise that a sub let of this duration is a major block on redevelopment unless the sun tenant is compensated (paid off).
