The cost of renting Valley Parade was £370,000 a season in 2011 https://www.yorkshirepost.co.uk/sport/football/bradford-city/exclusive-bradford-city-could-quit-valley-parade-over-rent-costs-1935317
Apparently ‘the current rent for example is £434k per annum’. https://widthofapost.com/2020/10/14/assessing-the-finances-of-bradford-city/
Rather than make up figures, this article covers most new stadium projects in England. https://footballgroundguide.com/about-the-author/developments.html Brentford £70 million, whereas Wimbledon £30 million (but it only holds 9,000).
    Or try this one https://www.purepropertyfinance.co.uk/news/stadium-property-prices-these-are-the-new-football-stadiums-currently-being-built/

So even if land is cheaper in the north, the fact that Bradford is in the Pennine chain, has steep valleys and little spare land, would counterbalance savings, given increased engineering and construction costs.

So take a round and very simple figure of £40 million for a 25,000 seater stadium.

Renting Valley Parade at an increased sum of say £500,000 for 25 years would cost the club around £12.5 million. They would not have to borrow money (and pay interest on the sum).

So not shooting you down, but just trying to give some loose form of context about the possibility.

The only viable alternative option is moving into Odsal, so I reckon the Pension Fund will have the upper hand in negotiations. There is no way on earth will they hand over ownership of Valley Parade for nothing.

I'd suggest it's not the Flaming Pension Fund that's in a corner, do you think telling them we will go elsewhere will worry them it taken Everton around 5 years to sort the right area for a new 50 000+ stadium Gordon Gibb is no bodies fool he will be aware of the situation at Valley Parade.

What does it matter if Everton own their own ground or not if took them 5years + to find an area that was suitable for the new stadium when moving from Goodison Park.

How do you go in stronger when Gibb does hold ALL the aces, he doesn't not need to sell because Gibb knows we cant afford a new stadium and there is nothing in our City or the surrounding area that we could share.

Why has Gibb been so reluctant in the past to sell because the Valley Parade rent is giving the pension fund a far better return than he could get elsewhere.

If we are talking to Gibb which Ryan confirmed we are I would think the best the club would get out of any deal would be for Stefan to buy the stadium through his holding company and possibly rent it back at more resonable rent, but it will still be owned by Stefan not Bradford City AFC.

That should make for an interesting double header for me, Ryan Sparks at 6pm and Professor Didier Queloz at 7pm, football and astrophysics in one evening.

I just wrote a piece re Colchester and their financial woes.

Trust me a ground so far away from the city centre is a disaster waiting to happen outside the Prem.

Fans are fickle...like it or not.

The history of sport in Bradford, in locating suitable venues to accommodate teams goes back to the 19th Century. This sets it out well https://www.abebooks.co.uk/Room-Top-Origins-Professional-Football-Bradford/30528814363/bd?cm_mmc=ggl-_-UK_Shopp_Tradestandard-_-product_id=COUK9780956698452USED-_-keyword=&gclid=CjwKCAjw9r-DBhBxEiwA9qYUpfTcqTpB1UgVK2_DgeS9NIufzy8O7Vu__84MCD4_t6qyhY-dWFv6PxoC9MkQAvD_BwE. It is hampered by the topography. Simply put there is a dearth of land which can be utilised, given the Pennine location and the valleys. I think we have gone round in circles trying to identify a suitable alternative site. The cost of building a ground to accommodate 25,000 spectators would be around £40 million. You could imagine the uproar if the club said we are going to prioritise the construction of a stadium at the expense of investment in players. The current arrangements albeit unsatisfactory, is probably a reasonable compromise. Unless one of us wins the Euro Lottery when it is over £100 million, then the chances of the club getting an alternative stadium or offering the Flamingo Land Pension Fund an offer it couldn’t refuse, is exceptionally unlikely.
I would love it, if there could be fan ownership of the ground, however sufficient numbers of us do not have the substantial amount of spare capital to make it a reality.

With that attitude, you're going in to negotiation from a position of weakness where there is only one outcome. We have a few years just now to sort out some viable alternatives.

    • A new stadium financed by a mortgage and private investors
    • A shared stadium
    • Council funding for a joint project possibly including private sector investment
    • Buy the ground back financed by a mortgage

As real estate it’s not worth a great deal, the value is in scrap steel and that folks is about it!

So how anyone could call this an asset that will be an investment for the future, if the club no longer play there, is living in absolute cloud cuckoo land.

I’ve worked with Bradford Council before and they have a can’t/won’t type of mentality and have done for probably 40 years plus. Sadly it has rubbed off on many Bradfordians and is ingrained into the ideology of the city.

I really wish Bradford Council would get involved somehow and see just how much this could boost the city. We've got pockets of nice things in the town centre but still a lot of concrete shite with outdated shops that nobody wants or needs anymore. Knock it all down and invest further in the city for goodness sake.

What pessimism from citizens of Bradford. What it needs is good representation both locally and nationally. The concert venue being built is a decent start followed by a through railway link and then pressure on the new Mayor when he+is voted in to spend some of his vast budget on city starved of investment for years.
