The money needed to restore Richard Dunn to a working capacity and update it for use as a training facility would cost millions!

I used to work there as a lifeguard pre-2010 and it was crumbling down then! I can only imagine the disrepair it is in now!

No they are knocking it down etc and building a state of the art training facility. It's not a lie. It's true. Proper grass and everything. There will be an ice cream van as well on site manned by an ex chairman. They kept that back from their world exclusive.

I understand the interior was worn out, however are you saying that there were major structural issues 15 years ago?

Apart from the exterior concrete design and a walkway, then surely the rest could be totally gutted?

All the infrastructure i.e. mains power/water/sewers will be in place.

The road car/park area intact, or potential to update at a budget price.

How many more millions would an alternative site cost, if it included purchasing the land?

Yes the pitches will need ripping up, but the groundwork is intact and potentially other areas fit to develop.

    Have a community use element.

A 999 year peppercorn lease (a’la the Bulls across the road).

Seek grants from various organisations to enhance preserve a Grade ll modernist structure.

    Surely worth some serious thought?

Never said I was a structural engineer 15 years ago! :D

I didn't say it was out of the realms of possibility just that it would cost a few ££'s

But given the paucity of alternatives and the potential cost of purchasing a plot, and then developing, which may cost even more £££’s then surely City taking it over would make sense. At least thoroughly Exploring the option and the alternatives. I struggle to locate a much better site. Can you come up with an alternative(s)?

Oh I agree there aren't many sites that would match up to the RD site with its motorway connection giving it an ideal location for players/staff commuting.

It's big plot of land that needs redeveloping I just don't see it happening unfortunately. As it could be transformed into an amazing facility if the club could get the funding and support.

But they won't get the funding probably. I really don't get the issue with training "at a school", served us well last season didn't it . Think some people read too much into this. I for one would rather train at Rawdon Meadows than Odsal. the players run, do a bit of shadow footy, go to the onsight gym, and play pool with one cue between em, oh and there's a top quality swimming pool there now

The council are now stuck with the edifice. They can’t redevelop easily.
It will cost them £££’s to offload it.
Having it as a training facility would continue its ‘sporting’ history. If the site had an element of Community use, then it retains its leisure use. There are two full size pitches and potential for other smaller pitches close to the entrance, or a grassed area for several grass based training activities. The centre could have indoor facilities and potentially an internal 3G pitch and other options.

Get the pool cue issue sorted out and there won't be any need to move anywhere else. People are making this more complicated than it needs to be.

From my experience the costs of putting the listed building back to its former self or retaining as much as is what’s left will cost more than demolishing and starting again from a rubble site?

I just asked ChatGPT to design a training facility for City at the the former Richard Dunn site...

    Makes for interesting reading.

It’s just the concrete arches that are listed I believe, so knocking down around them and having a building incorporated will be a financial nightmare
It needs un listing as soon as possible or a very localised earthquake

Or one of Trumps wonder , world destroying , slam dunk bombs that the British invented in the 1940’s .

    Back to the topic
Delisting a listed building is possible but challenging. It requires demonstrating that the building no longer meets the criteria for listing, typically due to new evidence or a material change of circumstances like significant damage. An application is made to Historic England, and the process involves providing evidence, consultation with the owner and local authority, and a final decision by the Secretary of State.

Its a rotting, decaying, depressing site. One which I drive past twice each day. If they use it for any functional purpose it would be an improvement on the situation now.

    “Modern revolutionary design”

Look up Harlow and Broxbourne stations built in the 60’s . Both listed . “ Cubist”
