    Negotiation wise we don't have much say as their are no alternatives. I think the likelyhood in the years now leading up to the end of the lease is that the pension fund would be open to some sort of deal in buying the stadium. The infrastructure is ageing now, could well be that they would rather see the problems of prolonged maintenance handed over to a new owner?

    Agree although Ryan's does say he's in contact with Gordon Gibb I can't see how the Flamingo Pension fund trustees could reduce the rent.
    I believe they are bound by law to get the best return for their asset, unless Gibb is prepared sell, as has been quoted previously as we moved up the leagues the rent becomes less of a problem over to you Mr Hughes.

    And the clock is ticking. If we do choose to go down the new stadium route, we'd need 4-5 years from starting the discussions, finding a site, dealing with the planning issues, designing the facilities, putting the finance in place, constructing the stadium and commissioning it in readiness for when the lease terminates in 2028. The later we leave it, the lower our negotiating position becomes.

    Personally, I don't see that happening .. unless somebody has a spare £50m to donate to the club!

    Why would they reduce it? Bradford City aren't a charity and as you say there are laws in place regarding pension funds and the like. Gibb had us by the goolies, it's why he's such a successful businessman.

    I said the same, it all depends on maybe 3 years time? If we are still in L2, there is a massive financial killer on us. But it's certainly going to be inflated? We've just gone from £434K a season rent to touching £500K a season, another contractual rise in 2027 then a new lease needed from 2028, were we will be talking a minimum of £550K as the starting point if we carry on with the agreement we've been used to by Gibb. By then Gibb will know we have no other alternative and could well ask for more.

    In terms of other clubs, only ones with easily discoverable rental agreements were...
    Leyton Orient paying just over £200K a season.
    Walsall pay £440K a season.
    Stockport were paying £80K a season but the owner has just effectively bought the stadium with a 250 year lease at just over £2M. The new lease has them paying the 2 million off over 250 years at £8K a season.
    Swindon have just agreed to buy their ground for £2m too this summer after leasing.
    Hartlepool are renting and are in discussion with the council to build a new ground as they cant afford the current rates on their agreement of just under £200K a season.
    Barnsley rent at £250K a season.
    Oxford rent their but are in talks with the council over a new stadium as their rent of £250K a season expires in 2028 and want to see if there is another alternative.

    Weirdly, every team aboves lease agreements all expire in 2028. Wonder if there was some EFL/FA rule set in place around the time around leases? Some have purchased this summer or in talks to purchase/move grounds.

    Serious question. Move to where? Forget the cost, can you identify a suitable and available plot of land, in a desirable part of Bradford, with enough land to accommodate car parking and with additional transport infrastructure for a new stadium.

    I'm not sure in any of this we've been used by Gibb, on the second admin to get us through Gordon Gibb bought the ground, he made Julian Rhodes two offers with regards rental payment it was Julian who took the present deal, I don't see Gordon Gibb as any sort of bogy man but an astute business man.

    Were all the other teams 25 year deals I doubt it, I believe the new Peterborough ground that's being built will be rented back by the owner/owners it wont be part of Peterborough Football Club, the new ground being built for Everton at the Bramley-Moore Dock will be a separate issue and not a part of Everton Football Club, that could be one way Stefan can give our club a helping hand buying Valley Parade and renting it back on more favourable terms.

    Spot on offy. Buying has to be the first priority. Even if we had to may £10 million it would a single digit fraction of the cost of building a new ground. Why move ? This argument has been done to death. The available sites in Bradford are virtually nil unless we move out of town, which would be a disaster for the local economy.

    We don't need a new ground, we just need to find a way to pay less for VP, which in my view isn't a tired old ground at all.
    We don't need to own our training facility because it's top notch and we pay peanuts for it. Were you playing truant on the day they did maths ?

    Is your car leased/ on a PCP ? Do you lease the land your eastern european slaves polish tin on ? Have you got a mortgage on your house. If the answer to these is yes, you own nothing.

    I believe two of the grounds you've quoted are owned by the guys who own the football club Mark Stott at Stockport also a Stockport fan and Tony Stewart at Rotherham very much a Rotherham fan, such a shame Mark Lawn was not in the same league financially.
    As we both agree if Gordon Gibb was prepared to listen to offers Stefan would be the best option IMO and rent it back at a reduced rent, if Stefan wants to sell he owns both the club and the Valley Parade stadium, win win for Stefan.
