    I think it is a balanced position. Both parties need each other. We have few options for playing elsewhere. The Pension Fund has no other tenants on the horizon.

    the legal issue could be that he doesn’t own the ground, his pension fund does that has to be run by very strict legal rules. Would one company be able to fund renovations etc of the property that they do not own

    Think we have 7 years of the lease left and pay around £500,000 per year rent on the lease, This means we will pay £3.5 million over the lease term, If we could buy the ground back for around £6 million we would be foolish no to, Am sure Rupp has worked the figures out and it is rumored has approached Gibb regards the ground purchase

    And apologies for banging on about this again, but...whether Rupp stays or we get new owners, our ambition for Bradford City Football Club should not just be about promotion but owning our own ground and the footprint around it again.

    Without ownership of our ground and the positive commercial equities that this could lead to, renting is wasted money for us. This for me is crucial to our future. We spend less on agents fees, sign ons and a lot of the players wages than we do every season on our rent for the ground. That's an immediate outlay. But long term, it drains money from the club that we can't invest in any way in our future. The day we own VP again, is the day we can start moving forward as a big proper professional club again.

    I have a concern about any ground purchase (totally unfounded but there anyway). If Rupp bought the ground back from the pension fund would we be any better off?
    My concern is that Rupp would own the ground and can technically charge whatever rent he wants, he could then sell the club and keep hold of the ground (think Rotherham and Coventry in the past).
    I am not saying he would play the sort of dirty tricks that have happened at other clubs but the potential to do so is there. At least the pension fund are governed by strict rules which will help to prevent that sort if thing.
    If the ground is bought back it needs to belong to the football club and not a private individual.

    It is my understanding that when Jack Tordoff, acting on behalf of the Club, had discussions with Gordon Gibb a few years back, the 'asking' price was £5.5 million.

    Just looking at this information, ‘How much interest on 5 million pounds? At a rate of 2.5%, 5 million pounds would earn £126,442 in interest in a year. A 5% interest rate would earn £255,809 in a year. Current Bank of England base rate interest is 0.1% and would earn just over £5,000 in one year.24 Jun 2020’.

    If the Pension Fund is making ‘£434,000’ a year, then it is a far better return than most investment which pays interest. If I was the Pension Fund, then I would be wanting around £10 million.

    If the Pension Fund bought the ground for £2.5 million in 2003,

    A couple of seasons ago he attended most home games Jack sat several rows behind us, but I noticed he was attending very few in season 2019/20 and found out he was not too good.

    I did wonder what had happened, after he had that somewhat bizarre car crash in 2018. Given his history of rally car driving, it did seem totally out of character. There was nothing in the press to suggest there was a police investigation, say in respect of dangerous driving. Jack being a high profile individual and probably a newsworthy subject, then the silence was suggestive of something behind the scenes. Very sad, I have seen at first hand what this can do to people.

    That included the ground and training facilities didn’t it? So the club went for nothing and the property cost £3m.
