It’s been established by @Kevin1954 and @Bronco and @Rogered Tart that there’s absolutely no alternative to sucking it up and paying whatever Gibb wants in rent.

 

That the base reality whilst your solution is……Move to the Shay……….sell seasons for £500 and make a profit , have the highest budget in the bottom two league divisions on a packed house of around 6,000. Righty Ho. I repeat no more than 13,000 could be bothered to turn up at VP in the rain and yet let’s move to the Shay………

If the lease is until 2028, what happens in 2028? Do we have to renegotiate a new lease but Pension Fund still own the ground?

if we can’t agree a price has Gibb got the option to evict us and find another tenant or effectively force us into signing a new lease?

 

Yep. They own the ground. We agree new terms or they can evict us. We do have the option of renewing on the current terms for another 25yre, so at least the terms can not get worse

 

I missed the bit where they said that. I thought the point was your negotiating tactic of threatening to leave to go to Shay etc was just flawed

 

Why are Northern interested, perhaps Avenue or even the Shaymen.

And yes the pension fund own the ground for eternity.

Not sure how a football club stands but this is for commercial renting.

 

The only negotiating tactic we have is the threat of leaving. Playing at the Shay was a throw away comment blown out of proportion.
The thought of paying up to 1million a year in rent as a basement club is ridiculous

 

Commercial mortgages are north of 6% per annum and often require up to a 30% deposit. That would require a £1,5million deposit and monthly payments on 25 years of around £30,000 per month. Even if it could be taken on interest only it would be approaching £20,000 per month. They also have arrangement fees that are often up to 2% of the loan,

This assumes top rate business accounts for a very sound low risk company. Anything less and rates could be nearer 9% and we would more than likely fall into that category.

So although the end result would be in 25 years we own the ground (assuming the mortgage was Capital & Interest) the cost per month wouldn't be dissimilar to what it is now and thats assuming someone stumps up the deposit.

If Stephan wants to give me a call, I would be happy to broker his commercial mortgage with one of my contacts (and take the commission, which would be somewhere near £27,000 !!!

 

No one is saying move to the Shay permanently. Get over it.

Haven't read through the whole thread, but I'm happy to put my money where my mouth is, IF the club demonstrate real ambition and capability to execute on that ambition. I'd pay up to £300 for an ST even in League 2, for a good City side going 'all out' for a top 3 spot. I won't pay anything for a struggling mid table side who see's the likes of Theo Robinson and Fiacre Kelleher as the route to success.

 

When we talk about ambition, something that's a frightening prospect for some on here, imagine if Rupp got Sparks and Adams together and asked them what would make a difference between an automatic spot and flirting with the lower playoff spots and suggested a boost of £500,000 to the wage budget. Gets you three very decent salaries at this level in pivotal positions. Promotion would get you that speculation back 4 or 5 times over. It ain't rocket science, the more we back Adams the better chance we have of getting out of this division.

The ambition comes first and foremost from the owner/s. As for putting the price and losing fans, there is a tipping point at which the price becomes prohibitive. We are probably not far off it at where we currently stand. You could say the same if we were promoted to league 1 but then people will always pay more to follow a successful side (within reason). As a club currently averaging twice as many home support as anyone else in the division, has our owner really backed that unbelievable support and laid down a marker that we want out of this division like Bolton did last season?
Unfortunately for us he hasn't. And that's where the ambition ends.
